What is a Manufactured Home?

A Modular home is built to the International Residential Code. A Manufactured home is built to the Home Urban Development Code.
A Modular home must be placed on a permanent foundation, such as a basement or crawl space. A Manufactured home is built with a steel frame, and is placed on piers or a crawl space. It can be built "basement ready".
A Modular  home has taped and textured drywall. Select models come with the first coat of flat paint. A Manufactured home has vinyl-wrapped drywall. Select models come with tape and textured drywall in main rooms.
A Modular home does not come with a furnace, hot water heater, or appliances. A Manufactured home comes with a furnace, hot water heater, refrigerator, and stove.
A Modular home is generally more expensive than a manufactured home. A Manufactured home is generally less expensive than a modular home.
Modular homes are available in one-story, two-story and loft models. Manufactured homes are known as Double Wides and Single Wides.
A Modular home is built in a controlled environment, and delivered to the building site in modules.                                       A Manufactured home is built in a controlled environment an delivered to the building site in 1 or 2 sections.
